As a top Westchester County real estate agent, I make it my business to be aware of every local home or property on the market. I even know of properties that will be available, but have yet to formally be placed on the market. 

I have direct access to the Westchester-Putnam MLS (Multiple Listings Service), and also to every other agents in the area and all of their listings. I also specialize in the following areas: Mamaroneck, Port Chester, Purchase, West Harrison, Pelham, New Rochelle, Larchmont, White Plains, Hartsdale, Bronxville, Eastchester, Scarsdale, Sleepy Hollow, Yonkers and all of Westchester County.

People have different opinions on how a real estate salesperson should represent their client, but honesty and integrity should go without saying. The first step in buying a home is getting a preapproved. When selecting a mortgage, be sure that you choose a program that is going to offer monthly payments that you will be comfortable with--for the long term.  

Many people have gotten into homes that they couldn't really afford, with "exotic" loans. Then when the loan becomes fully amortized, they can't afford the payments and they put their house on the market.  

Some sell, some don't. Foreclosures are increasing steadily, and you don't want to be in that position. Be careful and be realistic. Second, writing an offer does not commit you to purchasing the home, nor is it guaranteed that the Seller will accept your offer.  

There are contingencies written into every boilerplate offer that allow you, the Buyer, to inspect the home, the property, the neighborhood, the tax bill, whether or not the home is in a flood zone, high fire danger area, whether or not you can obtain acceptable financing, insurance etc. BEFORE you fully commit to purchasing the home.  

Buyer Beware no longer exists. Of course, I will go over all this and more in person. 

Here are my Minimum Standards Personal Commitment to You: 

1. No one will work harder than I will to find you the right home, in the right neighborhood, at the right price, with the most upside potential for the future. 

2. I will be honest, straightforward, available, attentive, responsive, reliable, energetic and enthusiastic. I will negotiate on your behalf with integrity and professionalism. 

3. I only work with a handful of clients at any given time. My business is not a churn and burn operation. I truly care about the people I work with. They are not a number, they are human beings and they are trusting me with one of the most important decisions in their life. My approach is very hands-on and proactive, and it is about you, my client, not me. 

4. I will manage the disclosure, due diligence and contract negotiation processes and will preclude, as much as possible, any claims or ongoing liability once close of escrow has occurred. I will make sure that you fully understand the condition and circumstances of the property you are buying and will do everything possible so that once the deal is finished, it is truly closed. 

5. I will network with other Agents to uncover properties, hopefully, before they hit the Market giving you the advantage of being first. 

6. I will make the process as easy and stress-free as possible for you. 

7. I will make the process understandable to you, and guide, counsel and keep you informed at every step. 

8. I will tell you the truth, even when the truth is unpleasant, or is not what you want to hear. 

9. I will avail you to a network of qualified and trusted service providers, such as: stagers, interior decorators, architects, contractors, inspectors, lawyers, accountants, loan agents, escrow and title agents, home warranty, relocation, etc. that are tried and true. 

10. I will be available to you long after the transaction is completed, to resolve problems, provide resources and help you however I am able into the future.
